STEPS TO BUILDING
1) DREAM AND CUSTOMIZE
Choose one of our standard plans, or combine two small plans into a totally unique configuration. Add a breezeway or garage or covered porch. Personalize the prefab shell with your choice of siding, accent trim, window style and colour, and timber work. Review and approve initial design concept sketches and production quotations.
2) PARTNER UP
Consult with a General Contractor or Project Manager in your area regarding approvals, permitting, site preparation, and budgeting for the overall build. Need a referral? Just ask. Legendary Group has several partners with a proven track records.
3) DEPOSIT & DRAWINGS
A deposit will initiate the creation of your Permit Ready Plans and Timber Engineering and will also reserve a spot for your new Custom Prefab Home in our production schedule. Plans will be professionally drafted, and include floor plans, elevations, and cross sections and all related OBC information. Plans are reviewed and stamped and ready for permitting, distribution, and construction.
A contract is developed based on Permit Plans and your custom specs. The signed contract with Legendary Group will establish a payment schedule, production timeline, and delivery date for your new home or cottage.
Consult your local building department for a list of requirements and necessary permits. You and/or your General Contractor will file the permit application with your township and any local governing agencies. Pay permit fees as required.
Factory prefabrication begins for your Shell Package components including: Synergy Roof Panels, Hybrid Wall System, and Timber Frame structure.
You and your General Contractor begins site preparation with clearing & excavating. General Contractor manages subtrades as site services are brought in, footings installed, foundation poured, backfilled, and subfloor installed.
Our Legendary Team arrives on site with all your prefabricated components. Walls, timber, and roof panels are craned into place with practiced efficiency, leaving your completed shell under lock and key in as little as 2-3 days.
Work together with your General Contractor and subtrades to complete the exterior and interior of the shell. Finishing includes, but is not limited to: shingles or steel roofing, fascia, electrical & mechanical rough-ins, framing interior walls, insulation, drywall, painting, kitchen & bathroom cabinets, flooring, light fixtures, interior doors, millwork & trim, garage doors & landscaping.
10) MOVE IN
Once all the finishing touches are complete & final inspection has passed it’s time for you to move in to your dream home, chalet or cottage!
